On-Site Visit & Real Samples

Monarch Beach, Monarch Bay, Niguel Shores, Ritz Cove, Bear Brand Ranch, and The Strand at Headlands all require architectural committee submittal for finish, tile, and coping changes. The package includes physical samples, tile selections, coping selection, and a brief description. We prepare it as part of our standard process.

A cosmetic chip-out and refinish in the same shape and size does not typically require a CDP. Structural reshaping, adding a spillover spa, replumbing, drainage changes, or any work in the Coastal Commission appellate jurisdiction zones (close to the shoreline) can require a CDP. We prepare CDPs in-house when the project actually needs one — and tell you straight when it does not.

On-site construction is 8 to 16 days. Drain and chip-out runs 1–2 days, surface prep and any tile or coping work runs 3–6 days, finish application is one long day, then fill (about 24 hours) and start chemistry. HOA design-review and CDP windows run separately ahead of construction — HOA typically 2–5 weeks, CDP (when required) 4–10 weeks depending on the project.
