Cosmetic chip-out and refinish in the same shape does not require a City permit. Replacing tile and coping while drained does not either. Structural reshaping, replumbing, spa retrofits, gas, or electrical does. We pull whatever the project needs.

A skim-coat (bond-coat overlay) over old failing plaster fails in 2–4 years almost universally. The fix is a full chip-out down to sound gunite and a proper resurface. We do free assessments and tell you honestly what the shell looks like underneath.
