IRVINE POOL RESURFACING

Pool Resurfacing in Irvine — Built for Village Standards

Irvine is the most master-planned city in Orange County and almost every backyard sits inside an HOA village. Woodbridge, Northwood, Turtle Rock, Turtle Ridge, Quail Hill, Shady Canyon, Hidden Canyon, Cypress Village, Stonegate, Portola Springs, Orchard Hills — each has its own architectural committee with rules on what finishes, tile, and coping are allowed. Submit the wrong sample and the package comes back.

Werth Builders has been resurfacing Irvine pools since 1994. Most Woodbridge and Northwood pools are reaching second-finish age; the newer villages are seeing their first resurface cycle now. We bring real samples to the on-site visit, prepare HOA design-review packages village-by-village, and run every job with a full chip-out as the baseline.

  • Free on-site visit with real finish, tile, and pebble samples
  • PebbleTec, PebbleSheen, PebbleFina, quartz, and plaster certified applicators
  • Full chip-out and proper bond-coat prep — no skim-coat shortcuts
  • All City of Irvine permits handled where required
  • Start-up and 30-day chemistry follow-up included on every resurface

POOL FINISH OPTIONS

Pool Resurfacing Finishes in Irvine

The finish is the part of the pool you touch, look at, and pay to replace. Here is what we install every week in Irvine — what it costs, how long it lasts, and what it actually looks like in your light.

White Plaster Replaster

Classic marcite/marble-dust plaster. Lowest up-front cost, smooth feel, 7–12 year life. The right call when you are prepping the pool for sale or stretching another decade out of a basic finish.

Quartz Aggregate (Diamond Brite, Hydrazzo)

Plaster blended with crushed quartz. Subtle sparkle, better stain resistance than plain plaster, 12–15 year life. The most popular mid-range upgrade — solid value per year.

PebbleTec & PebbleSheen

Natural pebble aggregate exposed at the surface. 15–20+ year life, excellent stain and chemistry resistance, and the deep water color most homeowners actually want. PebbleSheen is the smoother-foot version.

PebbleFina & Mini-Pebble

Smaller aggregate, refined texture, smoothest of the pebble family on bare feet. Great for spas, tanning ledges, and pools where comfort matters as much as color.

Glass Bead Finishes

Recycled glass beads create a luminous, mirror-like interior. Smooth feel, excellent chemistry resistance, modern look. Premium price, but pairs beautifully with contemporary architecture and dark waterline tile.

Tile & Coping (Done Together)

If your finish is going, the waterline tile usually is too. We strip dated 6×6 tile and swap in glass mosaic, natural stone, or porcelain — and replace cracked coping the same trip. One mobilization, one cure, one clean result.

SIGNS YOUR IRVINE POOL NEEDS RESURFACING

When to Resurface Your Irvine Pool

Most pool finishes start showing real wear between year 7 and year 15. Here is what to watch for in Irvine before the problem turns into a leak.

01

HOA Design-Review Submittals (Every Village)

Almost every Irvine village requires architectural committee approval for finish, tile, and coping changes — even on a cosmetic resurface. Woodbridge, Northwood, Quail Hill, Shady Canyon, Hidden Canyon, Turtle Rock, Cypress Village, Stonegate, Portola Springs, Orchard Hills, Eastwood, Great Park, Altair — we have prepared and submitted packages in all of them. Approval windows vary from 2 to 6 weeks.

02

First-Cycle Resurfaces in Newer Villages

Pools in Stonegate, Cypress Village, Eastwood, Portola Springs, Orchard Hills, and Great Park are hitting their first resurface cycle right now. The shells are nearly new, but the original builder-grade white plaster is past its useful life. Upgrading to PebbleSheen, PebbleFina, or quartz at the first resurface adds a decade-plus of finish life and reads better against the modern village architecture.

03

Second & Third Resurfaces in Older Villages

Woodbridge, Northwood, Turtle Rock, University Park, Westpark, and Northpark are loaded with 1970s-90s pools on their second or third finish. Some had skim-coat-over-old-plaster jobs that failed inside 3 years. The shells are still good. A proper chip-out and quality refinish is what those pools need.

04

Tight-Lot Construction in Stonegate & Cypress Village

The newer Irvine villages have small lots packed close together — single-skinny-side-yard access, neighbors 6 feet from the equipment pad. Chip-out staging, dust control, and material delivery all need a plan. We coordinate the schedule, the dumpster, and the neighbor notice so a resurface in a tight Irvine lot does not turn into a neighborhood event.

05

Estate Resurfaces in Shady Canyon & Hidden Canyon

Shady Canyon, Hidden Canyon, and parts of Turtle Ridge are the estate end of Irvine — larger pools, premium finishes, attached spas, water features, and architectural committees that look at every detail. We prepare full DRB packages with finish samples, tile selections, and color renderings on these jobs as a matter of course.

06

Hard-Water Start-Up Chemistry

IRWD water runs hard with high calcium. Without proper start-up chemistry, a fresh resurface can pick up scale in its first 30 days. We dial in pH, alkalinity, calcium hardness, and saturation index on every new finish, and follow up at 30 days — that is what keeps the surface looking new.

OUR RESURFACING PROCESS

How a Pool Resurface Actually Works

A resurface that lasts is 80% prep. Here is how we run a resurface from drain to hand-off.

1

On-Site Visit & Real Samples

We come to your Irvine home, look at the existing finish, and bring real-world plaster, quartz, and pebble samples. Color in a brochure is not the same as color in your light over your tile.

2

Drain & Full Chip-Out

We drain the pool legally to the sewer cleanout (no street dumping), then full chip-out of the existing finish to expose sound gunite. A skim-coat over old plaster is what makes finishes fail in three years — we do not do that.

3

Surface Prep & Bond Coat

Acid wash where needed, hollow-spot repairs, and a proper bond coat to lock the new finish to the shell. Tile and coping (if you are replacing them) happen on this same visit.

4

Finish Application

Trowel application by certified crews. Pebble finishes get a controlled acid-wash exposure the morning after to bring the aggregate to the surface evenly — the step most pricing-by-the-square-foot crews skip.

5

Fill, Start-Up & 30-Day Follow-Up

Continuous fill (no stopping), start-up chemistry to manage the cure, and a 30-day follow-up so the finish cures without scale or staining. Pebble cures into its full color over the first 30–60 days — we walk you through what is normal.

POOL RESURFACING FAQs

Common Questions About Pool Resurfacing in Irvine

Typical Irvine resurfacing prices on a standard 14×28 pool:

  • White plaster (full chip-out) — $6,000 to $10,500
  • Quartz aggregate (Diamond Brite, Hydrazzo) — $8,500 to $14,500
  • PebbleTec or PebbleSheen — $11,000 to $18,000
  • PebbleFina / mini-pebble — $12,000 to $19,000
  • Glass bead finish — $15,500 to $24,500+

Add $4,000–$8,000 for waterline tile and $3,500–$7,000 for new coping while the pool is drained. Shady Canyon, Hidden Canyon, and Turtle Ridge estates typically run at the upper end.

Yes — almost every Irvine village does. Woodbridge, Northwood, Quail Hill, Shady Canyon, Hidden Canyon, Turtle Rock, Cypress Village, Stonegate, Portola Springs, Orchard Hills, and the Great Park neighborhoods all require architectural committee submittal for finish, tile, and coping changes. The package usually includes physical finish samples, tile selections, coping selection, and a brief project description. We prepare it as part of our standard process.

On-site construction is 7 to 14 days. Drain and chip-out runs 1–2 days, surface prep and any tile or coping work runs 2–5 days, finish application is one long day, then fill (about 24 hours) and chemistry start-up. HOA design-review approval is a separate step ahead of construction and typically runs 2–6 weeks depending on the village calendar.

For most Irvine pools, yes — especially in the newer villages where the architecture calls for a deeper, more modern water color. White plaster lasts roughly 7–12 years; PebbleTec or PebbleSheen lasts 15–20+. The price gap is $4,000–$7,000 on a typical resurface; the saved replacement cost over a decade is several times that.

A cosmetic chip-out and refinish in the same shape does not require a City of Irvine permit. Replacing tile and coping while the pool is drained also does not. Anything structural — reshaping the shell, replumbing, adding a spillover spa, gas or electrical — does. HOA approval is a separate process and is usually required even when a City permit is not.

For newer-village first-resurface pools, we usually recommend upgrading to PebbleSheen, PebbleFina, or quartz aggregate. The original builder-grade white plaster is the lowest-spec finish, the village architecture reads better against premium finishes, and you do not want to be back inside a decade. The upgrade premium on a first resurface usually pays for itself by year 12–13.

Real-world life expectancy in Irvine, with proper start-up chemistry and normal maintenance: standard plaster 7–12 years, quartz aggregate 12–15, PebbleTec / PebbleSheen 15–20+, PebbleFina 15–20, glass bead 15–20+.

"My husband and I used Werth Builders to create our backyard oasis and they definitely delivered. We absolutely love the way everything turned out and would recommend Peter and his company to anyone! I was very impressed with the fast response I always received when I contacted Peter or anyone working for him. They went above and beyond to make sure that we were happy each step of the way. They even pushed things through at the end to make sure our family that was visiting from out of town was able to enjoy it with us. Again, if you are looking for a contractor you should absolutely give Werth Builders a call."

"I contacted Peter Werth after seeing a patio roof he built for a friend. He was prompt and the consultation was very helpful. There were two challenges that were met in making and installing the new patio roof. The first one was how to build the roof around the chimney of the house and the second one was how to preserve the grapevines planted by my late husband. Both challenges were successfully met and the roof is great. Pete also gave me some advise on how to build up the patio floor to prevent flooding when it rains and could help me with that process in the future. I recommend Werth Builders to anyone needing any of their long list of services provided."

Coni C.

"We recently had our new pool constructed by Peter and his crew. Peter gave us the best price, he was very friendly and courteous. We had good communication with Peter throughout the entire process. His crew is very efficient and professional. The pool is awesome, well constructed and he added 3 spillway features. We are beyond pleased with the finished product and would recommend Werth Builders."

Noe T.

"I met with 5 different contractors and only received bids from 3 of them. One bid was exceptionally low, the other exceptionally high, and Werth Builders bid was right within the ballpark of what we expecting for the project's size. We put in a 600 sq. ft. patio (permitted) with lights and ceiling fans. We also laid down pavers and put drainage and cement on our side yard that used to be covered with weeds. Peter was great to work with. He was down to earth and approachable. We told him our vision and he made it happen. We didn't see any paper plans before they set to work and we were ok with that, but it did lead to a slightly bigger patio that we had originally planned for; still looked great. Peter responded to texts promptly and was able to accommodate our schedule. His crews were polite and showed up around 7am every morning when on site. Overall, solid experience."
