LAKE FOREST POOL DECKING
Pool Decking in Lake Forest — Built on a Real Base
Most failing pool decks in Lake Forest are not failing because of the material. They are failing because the sub-base was rushed. Lake Forest I and II tracts are full of 1970s-80s concrete decks that have heaved over root systems, settled at the corners, and cracked across the wide flat sections. Foothill Ranch and Portola Hills hillside decks see settlement at the downhill edges.
We rebuild decks from the dirt up. Proper compaction, base rock, drainage layout, edge restraint, and the right material for the lot. Travertine and 20mm porcelain pavers for premium, stamped concrete and concrete pavers as mid-range, flagstone where the architecture calls for it. HOA submittals prepared for Lake Forest I, II, Foothill Ranch, and Baker Ranch as part of the standard process.
- Free on-site consultation with real material samples
- Engineered sub-base — proper compaction, base rock, and edge restraint
- Drainage designed in, not bolted on (deck drains, channel drains, pitched surface)
- All City of Lake Forest permits handled where required
- Cool-on-foot material guidance, not whatever the salesperson is pushing this week
POOL DECK MATERIALS
Pool Decking Options in Lake Forest
The deck is what you actually walk on. Here is what we install every week in Lake Forest — what each material costs, how it handles bare feet in summer, and how long it really lasts.
Travertine
Natural limestone, cool underfoot even in summer, and the most-installed premium pool deck in Southern California. French-pattern or honed 16×24 are the two favorites. Hand-sealed every 2–3 years and it lasts a lifetime.
Porcelain Pavers
20mm slab porcelain — the modern answer for clean, contemporary decks. Stain-proof, UV-stable color, salt-tolerant, and you can spec a single 24×48 or 32×32 plank look that does not date. Higher upfront cost, nearly zero maintenance.
Concrete Pavers
Manufactured pavers from Belgard, Angelus, and Acker-Stone. Cost-effective, individual stones can be lifted and reset if the deck shifts, and styles range from tumbled rustic to clean modern. The right midrange pick when you want a real paver look without a stone-yard budget.
Stamped & Decorative Concrete
Poured-in-place concrete with a stamped, broomed, or sandblasted finish. The most affordable replacement option and a clean look when it is done with proper color hardener and joint placement. Reseal every 3–4 years.
Flagstone & Natural Stone
Irregular Arizona flagstone, bluestone, or quartzite for an organic, hand-laid look. Premium cost, premium presence, and very low ongoing maintenance. Works especially well on hillside and naturalistic backyards.
Cool Deck & Texture Overlays
Acrylic-based overlays (Kool Deck, spray-deck, knockdown) over sound existing concrete. The right call when the slab is structurally fine but the surface is dated or hot. 5–10 year life on a properly prepped deck.
SIGNS YOUR LAKE FOREST POOL DECK NEEDS REPLACING
When to Replace Your Lake Forest Pool Deck
A pool deck does not usually fail overnight. Here is what to look for before it turns into a tripping hazard or a drainage problem.
HOA-Approved Materials (Every Major Community)
Lake Forest I, Lake Forest II, Foothill Ranch, Baker Ranch, Portola Hills, and Serrano Highlands all maintain approved hardscape palettes. Submit the wrong sample and the package comes back. We prepare packages with material samples, color selections, joint specs, drainage notes, and a brief description — designed to get approved on the first round.
Mid-Century Decks Past Their Life
Lake Forest I and II are loaded with original 1970s-80s broom-finished concrete decks. After 40+ years of root pressure, soil movement, and summer heat expansion, most have lifted at the seams, cracked through the flat sections, and started sloping back toward the house. A new deck is a tripping-hazard fix as much as a cosmetic one.
Hillside Decks (Foothill Ranch, Portola Hills, Serrano Highlands)
Hillside Lake Forest lots frequently have decks on two or three elevations connected by steps and retaining walls. We engineer the structural retaining, design drainage so the upper deck does not flood the lower one, and detail the steps so they read as part of the architecture.
Heat Underfoot in Lake Forest Summers
Inland Lake Forest hits 95°+ regularly in July and August. Standard gray concrete and dark pavers measure 120–140°F in full sun and burn bare feet. Travertine reads 15–25°F cooler. Light porcelain pavers and properly mixed cool-deck overlays land in the same range.
Drainage Designed In, Not Bolted On
Lake Forest grading requirements route runoff to specific area drains and parkway tie-ins. We design channel drains, area drains, and properly graded slopes from the start, route discharge legally, and document it in the HOA package where required.
Re-Deck and Resurface Together
Most of our Lake Forest decking jobs happen at the same time as a resurface. One mobilization, one HOA submittal, one disruption window. Combining usually saves 10–15% versus running the projects separately.
OUR DECKING PROCESS
How a Pool Deck Build Actually Works
A deck that lasts 20 years and one that fails in 5 are built the same way at the top — what separates them is the sub-base and the drainage. Here is our standard sequence.
On-Site Visit & Material Samples
We come to your Lake Forest home, look at the existing deck, check drainage, and bring real material samples. Travertine in your hand, in your light, next to your tile — not a picture on a phone.
Demo & Haul-Off
Saw-cut, break out the old deck, and load out. Most demos are 1–3 days depending on size, slab thickness, and access. We protect coping, plaster, and adjacent landscaping every time.
Sub-Base & Drainage
Properly compacted base rock, graded slope away from the house and the pool coping, channel drains and area drains where the lot requires them. This is where decks live or die — and where the cheapest bids skip steps.
Material Install
Paver and stone install over a proper bedding layer with polymeric or mortar joints. Concrete pours include rebar where engineered, control joints in the right places, and color/stamp work the day of the pour. Most installs run 5–14 days.
Seal, Detail, Walk-Through
Seal natural stone and concrete, dial in joint sand on pavers, clean off every drop of mortar, and walk the finished deck with you. Care instructions and re-seal schedule are in writing so you know exactly what your deck needs and when.
POOL DECKING FAQs
Common Questions About Pool Decking in Lake Forest
Typical Lake Forest pool deck pricing on a 600–1,000 sq ft deck (rip-out and replace):
- Stamped / decorative concrete — $12,000 to $22,000
- Concrete pavers (Belgard, Acker-Stone) — $15,500 to $28,000
- Travertine — $19,000 to $36,000
- Porcelain pavers (20mm slab) — $23,000 to $43,000

- Cool-deck / Kool Deck overlay (over sound concrete) — $6,000 to $14,500
In Lake Forest I, Lake Forest II, Foothill Ranch, Baker Ranch, Portola Hills, and Serrano Highlands — yes. The architectural committee requires material samples, color selections, joint specs, drainage notes, and a brief project description. We prepare it as part of our standard process.
7 to 21 days on site, depending on material and size. Demo is 1–3 days. Sub-base and drainage is 2–5 days. Material install runs 5–14 days. HOA design-review runs ahead of construction, typically 2–5 weeks.
Light-colored travertine — reads 15–25°F cooler than gray concrete. Light 20mm porcelain pavers are right behind. Properly mixed cool-deck overlays are designed for the same temperature drop. Dark concrete pavers and pure black flagstone will burn bare feet in July sun.
Strip-and-replace in the same footprint usually does not require a City of Lake Forest permit. Expanding the deck, changing pool barrier configuration, adding drainage tied to public storm systems, or adding electrical does. HOA approval is separate and usually required.
It depends on the slab underneath. Structurally sound with no through-cracks and good slope — a cool-deck or spray-deck overlay at roughly a third of replacement cost. Cracks wider than a credit card, lifted sections, or slope back toward the house — full replacement is the only honest fix.
Yes — and most Lake Forest homeowners doing one start considering the other. The pool is already drained, the deck is already torn up, and access is already staged. Combining usually saves 10–15% and turns two HOA submittals into one.
