If your finish is going, the waterline tile usually is too. We strip dated 6×6 tile and swap in glass mosaic, natural stone, or porcelain — and replace cracked coping the same trip. One mobilization, one cure, one clean result.

Baker Ranch, Serrano Highlands, and parts of the newer Lake Forest builds are hitting first resurface now. The shells are nearly new but the builder-grade white plaster is past life. Upgrading to PebbleSheen, PebbleFina, or quartz adds a decade-plus of finish life and reads better against the modern architecture.

Honest Chip-Out vs Skim-Coat Calls

A skim-coat over old failing plaster fails in 2–4 years. We do full chip-outs as standard. If a previous contractor skim-coated your pool, chip-out is the only real fix — we say that straight.

Hard-Water Start-Up Chemistry

South County water runs hard with high calcium. Without proper start-up chemistry, a fresh resurface can pick up scale in the first 30 days. We dial in pH, alkalinity, calcium hardness, and saturation on every new finish, and follow up at 30 days.

A resurface that lasts is 80% prep. Here is how we run a resurface from drain to hand-off.

On-Site Visit & Real Samples

We come to your Lake Forest home, look at the existing finish, and bring real-world plaster, quartz, and pebble samples. Color in a brochure is not the same as color in your light over your tile.

Drain & Full Chip-Out

We drain the pool legally to the sewer cleanout (no street dumping), then full chip-out of the existing finish to expose sound gunite. A skim-coat over old plaster is what makes finishes fail in three years — we do not do that.

On-site construction is 7 to 14 days. Drain and chip-out runs 1–2 days, surface prep and any tile or coping work runs 2–5 days, finish application is one long day, then fill and start chemistry. HOA design-review runs separately ahead of construction, typically 2–5 weeks.

For most Lake Forest pools, yes. White plaster lasts roughly 7–12 years; PebbleTec or PebbleSheen lasts 15–20+. The price gap is $4,000–$7,000 on a typical resurface, but pebble outlasts plaster by close to a decade, so the per-year cost is lower. A cosmetic chip-out and refinish in the same shape does not require a City of Lake Forest permit. Replacing tile and coping while the pool is drained also does not.
