After 60+ years of root pressure, soil movement, and summer heat expansion, most have lifted at the seams, cracked through the flat sections, and started sloping back toward the house.

Rossmoor sits adjacent to Los Al and is unincorporated OC. The mid-century concrete decks are similar to Los Al proper. We work both communities and handle the slight difference in permitting authority (County vs City).

Standard gray concrete and dark pavers hit 120–140°F in July sun and burn bare feet. Travertine measures 15–25°F cooler. Light porcelain pavers and properly mixed cool-deck overlays land in the same range.
