Tile & Coping (Done Together)
If your finish is going, the waterline tile usually is too. We strip dated 6×6 tile and swap in glass mosaic, natural stone, or porcelain — and replace cracked coping the same trip. One mobilization, one cure, one clean result.

Hillside Pools in Aegean Hills & Pacific Hills
Aegean Hills and Pacific Hills sit on slopes with full west- and south-facing sun exposure. Plaster pools on those lots see UV degradation faster than shaded inland pools — pebble or quartz aggregate noticeably outlast plaster in those conditions. Site access can also be tighter on the hillside lots, which we plan for in the quote.

Hard-Water Scale and Start-Up Chemistry
South County tap water runs hard with high calcium. Without proper start-up chemistry, a fresh resurface can pick up scale at the waterline in the first 30 days. We dial in pH, alkalinity, calcium hardness, and saturation on every new finish, and follow up at 30 days — that is what keeps the surface looking new for a decade-plus.
Honest Chip-Out vs Skim-Coat Calls
A skim-coat over old failing plaster is faster, cheaper, and fails in 2–4 years. We do full chip-outs as standard. If you are calling because the previous contractor skim-coated your pool, chip-out is the only real fix — not the wrong one disguised in soft language.

How a Pool Resurface Actually Works
A resurface that lasts is 80% prep. Here is how we run a resurface from drain to hand-off.
On-Site Visit & Real Samples
We come to your Mission Viejo home, look at the existing finish, and bring real-world plaster, quartz, and pebble samples. Color in a brochure is not the same as color in your light over your tile.
Drain & Full Chip-Out
We drain the pool legally to the sewer cleanout (no street dumping), then full chip-out of the existing finish to expose sound gunite. A skim-coat over old plaster is what makes finishes fail in three years — we do not do that.
Surface Prep & Bond Coat
Acid wash where needed, hollow-spot repairs, and a proper bond coat to lock the new finish to the shell. Tile and coping (if you are replacing them) happen on this same visit.
Finish Application
Trowel application by certified crews. Pebble finishes get a controlled acid-wash exposure the morning after to bring the aggregate to the surface evenly — the step most pricing-by-the-square-foot crews skip.
Fill, Start-Up & 30-Day Follow-Up
Continuous fill (no stopping), start-up chemistry to manage the cure, and a 30-day follow-up so the finish cures without scale or staining. Pebble cures into its full color over the first 30–60 days — we walk you through what is normal.

On-site construction is 7 to 14 days. Drain and chip-out runs 1–2 days, surface prep and any tile or coping work runs 2–5 days, finish application is one long day, then fill (about 24 hours) and start chemistry. MVEA approval, where required, runs separately ahead of construction — typically 2–5 weeks.
For most MV pools, yes. White plaster lasts roughly 7–12 years here; PebbleTec or PebbleSheen lasts 15–20+. The price gap is $4,000–$7,000 on a typical resurface, but pebble outlasts plaster by close to a decade, so the per-year cost is lower. For mature El Dorado, Madrid, and Casta del Sol pools on their second or third finish, pebble is almost always the right call.
A cosmetic chip-out and refinish in the same shape does not require a City of Mission Viejo permit. Replacing tile and coping while the pool is drained also does not. Anything structural — reshaping the shell, replumbing, adding a spillover spa, gas or electrical — does. MVEA approval (where applicable) is a separate process and is usually required even when a City permit is not.
