Concrete Pavers
Manufactured pavers from Belgard, Angelus, and Acker-Stone. Cost-effective, individual stones can be lifted and reset if the deck shifts, and styles range from tumbled rustic to clean modern. The right midrange pick when you want a real paver look without a stone-yard budget.
Stamped & Decorative Concrete
Poured-in-place concrete with a stamped, broomed, or sandblasted finish. The most affordable replacement option and a clean look when it is done with proper color hardener and joint placement. Reseal every 3–4 years.
Flagstone & Natural Stone
Irregular Arizona flagstone, bluestone, or quartzite for an organic, hand-laid look. Premium cost, premium presence, and very low ongoing maintenance. Works especially well on hillside and naturalistic backyards.
Cool Deck & Texture Overlays
Acrylic-based overlays (Kool Deck, spray-deck, knockdown) over sound existing concrete. The right call when the slab is structurally fine but the surface is dated or hot. 5–10 year life on a properly prepped deck.

A pool deck does not usually fail overnight. Here is what to look for before it turns into a tripping hazard or a drainage problem.
HOA-Approved Materials (Pelican Hill, Big Canyon, Crystal Cove, Linda Isle)
Most Newport Beach gated communities maintain approved material palettes for hardscape — specific travertine cuts, bluestone dimensions, paver lines, color ranges, even joint widths. Submit the wrong sample and the package comes back. We have HOA submittal history with each of the major communities and prepare packages that get approved on the first round.
Bayfront Salt Tolerance on Linda Isle, Harbor Island & Lido
Bayfront decks see the most aggressive salt load in Newport Beach. Cheap stamped overlays delaminate, low-grade pavers efflorescence-blow inside 18 months, and sealed concrete needs full re-seal cycles every 18–24 months instead of every 3–4 years. We spec premium-grade travertine, 20mm porcelain pavers, or properly sealed concrete pavers on bayfront lots — and skip the materials that look fine in year one and fail in year three.
Bulkhead Coordination on Linda Isle & Harbor Island
Bayfront decks often run right up to a private bulkhead governed by tideland setbacks and view-corridor easements. We coordinate the deck design with the existing bulkhead condition, respect the tideland setback, and where the deck change requires it we prepare the bulkhead-related CDP attachments alongside the deck design.
Hillside & Multi-Elevation Decks
Newport Coast, Pelican Hill, Pelican Crest, and the bluff sides of Crystal Cove frequently have decks on two or three elevations connected by steps, retaining walls, and view-corridor openings. We engineer the structural retaining, design the drainage so the upper deck does not flood the lower one, and detail the steps so they read as part of the architecture, not stitched on.
Drainage Designed In, Not Bolted On
Newport Beach grading requirements are strict — runoff cannot just sheet to the street, and bayfront lots have specific tideland and bulkhead drainage rules. We design channel drains, area drains, and properly graded slopes from the start, route discharge legally, and document it in the permit package where required. Cheap deck bids skip the drainage. Ours does not.
Travertine, Porcelain & Bluestone — Newport Standards
In most Newport Beach yards we install travertine, 20mm porcelain pavers, flagstone, or dimensional bluestone — not stamped concrete. The materials match the home values, hold up against the climate, and read right against the architecture. We will quote stamped concrete if you want it, but we will tell you where it will be a problem in 5 years.

A deck that lasts 20 years and one that fails in 5 are built the same way at the top — what separates them is the sub-base and the drainage. Here is our standard sequence.
On-Site Visit & Material Samples
We come to your Newport Beach home, look at the existing deck, check drainage, and bring real material samples. Travertine in your hand, in your light, next to your tile — not a picture on a phone.
Demo & Haul-Off
Saw-cut, break out the old deck, and load out. Most demos are 1–3 days depending on size, slab thickness, and access. We protect coping, plaster, and adjacent landscaping every time.
Sub-Base & Drainage
Properly compacted base rock, graded slope away from the house and the pool coping, channel drains and area drains where the lot requires them. This is where decks live or die — and where the cheapest bids skip steps.
Material Install
Paver and stone install over a proper bedding layer with polymeric or mortar joints. Concrete pours include rebar where engineered, control joints in the right places, and color/stamp work the day of the pour. Most installs run 5–14 days.
Seal, Detail, Walk-Through
Seal natural stone and concrete, dial in joint sand on pavers, clean off every drop of mortar, and walk the finished deck with you. Care instructions and re-seal schedule are in writing so you know exactly what your deck needs and when.

For Linda Isle, Harbor Island, Lido Isle, and Balboa Island bayfront decks, the two materials we recommend are premium-grade travertine (regular sealing on a 2–3 year cycle) and 20mm porcelain pavers (essentially no ongoing maintenance, stain-proof, UV-stable). We generally steer clients away from stamped concrete and low-grade pavers on bayfront lots because both have a history of failing fast in that salt environment.
In Pelican Hill, Big Canyon, Crystal Cove, Linda Isle, the Newport Coast HOAs, and most other gated communities — yes. The architectural committee usually requires material samples, color selections, joint specs, drainage notes, and a brief project description. We prepare the package with finish samples and renderings as part of our standard process. Approval timelines vary from 2 weeks to 6+ weeks depending on the community calendar.
A strip-and-replace in the same footprint, with no changes to pool barrier, drainage outfall, or grading, usually does not require a Newport Beach building permit. Expanding the deck, changing the barrier, adding electrical (deck lighting, outdoor kitchen tie-ins), changing drainage tie-ins, or any work on first-row shoreline / Bay Shores lots (Coastal Commission appellate jurisdiction) can require either a permit, a CDP, or both.
