NEWPORT BEACH POOL RESURFACING

Pool Resurfacing in Newport Beach — Finishes Built for Salt, Sun & Scrutiny

A Newport Beach pool finish has to survive three things at once: the most aggressive salt air in Southern California, full-sun UV on south-facing yards, and an HOA architectural committee that knows the difference between PebbleSheen and PebbleFina. Bayfront pools on Linda Isle, Harbor Island, Lido Isle, and Balboa Island chew through cheap plaster in under five years. Hillside estates in Newport Coast, Pelican Hill, and Pelican Crest see the same thing on south- and west-facing exposures.

Werth Builders has been resurfacing Newport Beach pools since 1994. Premium finishes are the standard here — PebbleSheen, PebbleFina, quartz aggregate, and glass bead — because they last. We bring real samples to your home, prepare HOA design-review submittals for Pelican Hill, Big Canyon, Crystal Cove, and Linda Isle, and run every job with a full chip-out as the baseline. Not a skim-coat.

  • Free on-site visit with real finish, tile, and pebble samples
  • PebbleTec, PebbleSheen, PebbleFina, quartz, and plaster certified applicators
  • Full chip-out and proper bond-coat prep — no skim-coat shortcuts
  • All City of Newport Beach permits handled where required
  • Start-up and 30-day chemistry follow-up included on every resurface

POOL FINISH OPTIONS

Pool Resurfacing Finishes in Newport Beach

The finish is the part of the pool you touch, look at, and pay to replace. Here is what we install every week in Newport Beach — what it costs, how long it lasts, and what it actually looks like in your light.

White Plaster Replaster

Classic marcite/marble-dust plaster. Lowest up-front cost, smooth feel, 7–12 year life. The right call when you are prepping the pool for sale or stretching another decade out of a basic finish.

Quartz Aggregate (Diamond Brite, Hydrazzo)

Plaster blended with crushed quartz. Subtle sparkle, better stain resistance than plain plaster, 12–15 year life. The most popular mid-range upgrade — solid value per year.

PebbleTec & PebbleSheen

Natural pebble aggregate exposed at the surface. 15–20+ year life, excellent stain and chemistry resistance, and the deep water color most homeowners actually want. PebbleSheen is the smoother-foot version.

PebbleFina & Mini-Pebble

Smaller aggregate, refined texture, smoothest of the pebble family on bare feet. Great for spas, tanning ledges, and pools where comfort matters as much as color.

Glass Bead Finishes

Recycled glass beads create a luminous, mirror-like interior. Smooth feel, excellent chemistry resistance, modern look. Premium price, but pairs beautifully with contemporary architecture and dark waterline tile.

Tile & Coping (Done Together)

If your finish is going, the waterline tile usually is too. We strip dated 6×6 tile and swap in glass mosaic, natural stone, or porcelain — and replace cracked coping the same trip. One mobilization, one cure, one clean result.

SIGNS YOUR NEWPORT BEACH POOL NEEDS RESURFACING

When to Resurface Your Newport Beach Pool

Most pool finishes start showing real wear between year 7 and year 15. Here is what to watch for in Newport Beach before the problem turns into a leak.

01

Bayfront Salt Air on Linda Isle, Harbor Island & Lido

Bayfront and bay-adjacent pools see the heaviest salt loading in Newport Beach — and standard white plaster shows it first. Etching at the waterline, calcium scale ribboning, and finish chalk-off all run on a faster clock here than even Belmont Shore. We recommend pebble or glass bead almost exclusively on bayfront lots, and we balance start-up chemistry tighter so the new finish does not get hit with scale in the first 30 days.

02

HOA Design-Review Submittals (Pelican Hill, Big Canyon, Crystal Cove, Linda Isle)

Most of the premium Newport Beach communities require architectural committee approval for finish, tile, and coping changes — even on a cosmetic resurface. We prepare full submittal packages with finish samples, tile selections, and color renderings that match the community standard. Pelican Hill and Big Canyon are particularly strict; we have submitted in both for decades.

03

Hillside Pool Access in Newport Coast & Pelican Crest

Newport Coast and Pelican Crest hillside estates often have pool decks that sit 8–15 feet above driveway grade with only a narrow side-yard for material staging. We use small-format equipment, conveyor staging, and crane lifts where access demands it — and price the access into the quote up front, not as a change order on day three.

04

Coastal Development Permit Awareness

A pure cosmetic resurface (chip-out and new finish in the same shape) does not typically trigger a CDP. Reshaping the shell, adding a spa retrofit, structural changes, or work that alters drainage in the appellate jurisdiction lots (first-row shoreline and Bay Shores) can. We know exactly where the line is and prepare CDPs only when the project actually needs one.

05

Corona del Mar & Balboa Island Tight-Lot Resurfacing

CdM and Balboa Island lots are narrow, often single-skinny-side-yard access, and frequently shared with neighbors a few feet away. Chip-out staging, dust control, and material delivery all need a plan. We coordinate the schedule, the dumpster placement, and the neighbor courtesy notice so a resurface in CdM does not turn into a neighborhood event.

06

PebbleSheen, PebbleFina & Glass Bead — Newport Standards

In most Newport Beach pools we install PebbleSheen, PebbleFina, or glass bead — not standard plaster. The math is straightforward: the salt and sun load is harder here, the homes are higher value, and the resale gap between a premium finish and a basic one is real. We will quote plaster if you want plaster, but we will tell you what we would put in our own pool.

OUR RESURFACING PROCESS

How a Pool Resurface Actually Works

A resurface that lasts is 80% prep. Here is how we run a resurface from drain to hand-off.

1

On-Site Visit & Real Samples

We come to your Newport Beach home, look at the existing finish, and bring real-world plaster, quartz, and pebble samples. Color in a brochure is not the same as color in your light over your tile.

2

Drain & Full Chip-Out

We drain the pool legally to the sewer cleanout (no street dumping), then full chip-out of the existing finish to expose sound gunite. A skim-coat over old plaster is what makes finishes fail in three years — we do not do that.

3

Surface Prep & Bond Coat

Acid wash where needed, hollow-spot repairs, and a proper bond coat to lock the new finish to the shell. Tile and coping (if you are replacing them) happen on this same visit.

4

Finish Application

Trowel application by certified crews. Pebble finishes get a controlled acid-wash exposure the morning after to bring the aggregate to the surface evenly — the step most pricing-by-the-square-foot crews skip.

5

Fill, Start-Up & 30-Day Follow-Up

Continuous fill (no stopping), start-up chemistry to manage the cure, and a 30-day follow-up so the finish cures without scale or staining. Pebble cures into its full color over the first 30–60 days — we walk you through what is normal.

POOL RESURFACING FAQs

Common Questions About Pool Resurfacing in Newport Beach

Typical Newport Beach resurfacing prices on a standard 14×28 pool:

  • White plaster (full chip-out) — $6,500 to $11,000
  • Quartz aggregate (Diamond Brite, Hydrazzo) — $9,000 to $15,000
  • PebbleTec or PebbleSheen — $12,000 to $19,000
  • PebbleFina / mini-pebble — $13,000 to $20,000
  • Glass bead finish — $16,000 to $26,000+

Add roughly $4,500–$9,000 for waterline tile and $4,000–$8,000 for new coping. Bayfront and Newport Coast hillside lots run at the upper end of these ranges because of access and material handling.

Most Newport Beach resurfaces are 8 to 16 days on site. Drain and chip-out runs 1–2 days, surface prep and any tile or coping work runs 3–6 days, finish application is one long day, then fill (about 24 hours on a standard pool) and chemistry start-up. HOA design-review windows (Pelican Hill, Big Canyon, Crystal Cove) run separately ahead of construction — typically 2–6 weeks depending on the community calendar.

For bayfront pools on Linda Isle, Harbor Island, Lido Isle, and Balboa Island, we recommend PebbleSheen, PebbleFina, or glass bead — not standard plaster. Plaster on a bayfront pool typically shows etching, calcium scale, and chalking within 3–5 years. Pebble and glass bead hold up the full 15–20+ year design life in the same conditions. The price gap up front is usually $5,000–$10,000; the saved replacement cost over a decade is several times that.

In most of the gated and master-planned communities — yes. Pelican Hill, Big Canyon, Crystal Cove, Linda Isle, and the Newport Coast HOAs all require architectural committee submittal for finish, tile, and coping changes. The submittal usually includes physical finish samples, tile selections, coping selection, and a brief description of the work. We prepare the package as part of our standard process and have history with each of the committees.

A cosmetic chip-out and refinish in the same shape and size does not typically require a CDP. Structural reshaping, adding a spillover spa, replumbing, drainage changes, or any work on first-row shoreline and Bay Shores properties (which sit in California Coastal Commission appellate jurisdiction) can trigger CDP review. Werth Builders prepares CDP packages in-house when the project actually needs one — and tells you when it does not.

Yes — these are some of our most common Newport Beach jobs. Hillside pools above driveway grade need staged material handling, sometimes a small crane or conveyor, and dust control that protects the home and neighbors. We do a free walk-through, price the access into the quote up front, and stage everything off a single side-yard so the rest of the property stays clean.

Real-world finish life on a Newport Beach pool, assuming proper start-up chemistry and normal maintenance: standard plaster 5–10 years (shorter than most cities because of the salt and UV load), quartz aggregate 10–14, PebbleSheen / PebbleTec 15–20+, PebbleFina 15–20, glass bead 15–20+. Bayfront and full-sun south-facing pools land at the low end of each range; shaded inland Newport Heights pools land at the high end.

"My husband and I used Werth Builders to create our backyard oasis and they definitely delivered. We absolutely love the way everything turned out and would recommend Peter and his company to anyone! I was very impressed with the fast response I always received when I contacted Peter or anyone working for him. They went above and beyond to make sure that we were happy each step of the way. They even pushed things through at the end to make sure our family that was visiting from out of town was able to enjoy it with us. Again, if you are looking for a contractor you should absolutely give Werth Builders a call."

"I contacted Peter Werth after seeing a patio roof he built for a friend. He was prompt and the consultation was very helpful. There were two challenges that were met in making and installing the new patio roof. The first one was how to build the roof around the chimney of the house and the second one was how to preserve the grapevines planted by my late husband. Both challenges were successfully met and the roof is great. Pete also gave me some advise on how to build up the patio floor to prevent flooding when it rains and could help me with that process in the future. I recommend Werth Builders to anyone needing any of their long list of services provided."

Coni C.

"We recently had our new pool constructed by Peter and his crew. Peter gave us the best price, he was very friendly and courteous. We had good communication with Peter throughout the entire process. His crew is very efficient and professional. The pool is awesome, well constructed and he added 3 spillway features. We are beyond pleased with the finished product and would recommend Werth Builders."

Noe T.

"I met with 5 different contractors and only received bids from 3 of them. One bid was exceptionally low, the other exceptionally high, and Werth Builders bid was right within the ballpark of what we expecting for the project's size. We put in a 600 sq. ft. patio (permitted) with lights and ceiling fans. We also laid down pavers and put drainage and cement on our side yard that used to be covered with weeds. Peter was great to work with. He was down to earth and approachable. We told him our vision and he made it happen. We didn't see any paper plans before they set to work and we were ok with that, but it did lead to a slightly bigger patio that we had originally planned for; still looked great. Peter responded to texts promptly and was able to accommodate our schedule. His crews were polite and showed up around 7am every morning when on site. Overall, solid experience."
