SAN CLEMENTE POOL RESURFACING
Pool Resurfacing in San Clemente — Coastal Finishes Done Right
San Clemente is one of the most varied pool cities in South County. Cyprus Shore and Cotton Point Estates sit on the bluff with the heaviest salt loading in the city. Marblehead and Sea Summit are mid-bluff with full UV. Talega and Forster Ranch are inland but at elevation. Pier Bowl, T-Street, and the older cottages above the beach see daily marine layer.
Werth Builders has been resurfacing San Clemente pools since 1994. Premium finishes are the standard here — PebbleSheen, PebbleFina, quartz aggregate, and glass bead — because plaster does not hold against the SC salt-and-sun chemistry. We prepare HOA submittals for Cyprus Shore, Marblehead, Sea Summit, Talega, Forster Ranch, and Sea Pointe Estates, handle CDPs where the project triggers one, and run every job with a full chip-out.
- Free on-site visit with real finish, tile, and pebble samples
- PebbleTec, PebbleSheen, PebbleFina, quartz, and plaster certified applicators
- Full chip-out and proper bond-coat prep — no skim-coat shortcuts
- All City of San Clemente permits handled where required
- Start-up and 30-day chemistry follow-up included on every resurface
POOL FINISH OPTIONS
Pool Resurfacing Finishes in San Clemente
The finish is the part of the pool you touch, look at, and pay to replace. Here is what we install every week in San Clemente — what it costs, how long it lasts, and what it actually looks like in your light.
White Plaster Replaster
Classic marcite/marble-dust plaster. Lowest up-front cost, smooth feel, 7–12 year life. The right call when you are prepping the pool for sale or stretching another decade out of a basic finish.
Quartz Aggregate (Diamond Brite, Hydrazzo)
Plaster blended with crushed quartz. Subtle sparkle, better stain resistance than plain plaster, 12–15 year life. The most popular mid-range upgrade — solid value per year.
PebbleTec & PebbleSheen
Natural pebble aggregate exposed at the surface. 15–20+ year life, excellent stain and chemistry resistance, and the deep water color most homeowners actually want. PebbleSheen is the smoother-foot version.
PebbleFina & Mini-Pebble
Smaller aggregate, refined texture, smoothest of the pebble family on bare feet. Great for spas, tanning ledges, and pools where comfort matters as much as color.
Glass Bead Finishes
Recycled glass beads create a luminous, mirror-like interior. Smooth feel, excellent chemistry resistance, modern look. Premium price, but pairs beautifully with contemporary architecture and dark waterline tile.
Tile & Coping (Done Together)
If your finish is going, the waterline tile usually is too. We strip dated 6×6 tile and swap in glass mosaic, natural stone, or porcelain — and replace cracked coping the same trip. One mobilization, one cure, one clean result.
SIGNS YOUR SAN CLEMENTE POOL NEEDS RESURFACING
When to Resurface Your San Clemente Pool
Most pool finishes start showing real wear between year 7 and year 15. Here is what to watch for in San Clemente before the problem turns into a leak.
Coastal Salt Load on Bluff & Mid-Bluff Lots
Cyprus Shore, Cotton Point, Marblehead, Sea Summit, Sea Pointe, Pier Bowl, and T-Street all see heavy salt loading from the marine layer. Standard plaster shows etching at the waterline, calcium scale ribboning, and chalking inside 4–6 years on bluff and near-shore pools. Pebble and glass bead hold the full 15–20+ year design life.
HOA Submittals (Cyprus Shore, Marblehead, Talega, Forster Ranch)
Cyprus Shore, Cotton Point Estates, Marblehead, Sea Summit, Talega, Forster Ranch, and Sea Pointe Estates all maintain architectural committees that review finish, tile, and coping changes — even on cosmetic resurfaces. We prepare full submittal packages with physical samples and renderings.
Coastal Development Permit Awareness
A pure cosmetic resurface in the same shape does not usually trigger a CDP. Structural reshaping, spa retrofits, drainage changes, or work in Coastal Commission appellate jurisdiction zones can. We know where the line is and prepare CDPs in-house when the project actually needs one.
Hillside & Bluff Access
Cyprus Shore, Cotton Point, parts of Marblehead, and Talega hillside lots routinely have tight side-yards, multi-elevation pads, and material staging challenges. We use small-format handling, conveyor staging where required, and price the access into the quote up front.
Older Pier Bowl & T-Street Cottages
The older neighborhoods above the Pier Bowl and T-Street have smaller-lot pools where the salt loading is heavy and the pools have often had multiple finishes. A full chip-out and coastal-grade refinish is what those pools need — not another skim-coat.
Honest Chip-Out vs Skim-Coat Calls
A skim-coat over old failing plaster fails 2–4 years in coastal San Clemente. We do full chip-outs as standard. If a previous contractor skim-coated your pool, chip-out is the only real fix.
OUR RESURFACING PROCESS
How a Pool Resurface Actually Works
A resurface that lasts is 80% prep. Here is how we run a resurface from drain to hand-off.
On-Site Visit & Real Samples
We come to your San Clemente home, look at the existing finish, and bring real-world plaster, quartz, and pebble samples. Color in a brochure is not the same as color in your light over your tile.
Drain & Full Chip-Out
We drain the pool legally to the sewer cleanout (no street dumping), then full chip-out of the existing finish to expose sound gunite. A skim-coat over old plaster is what makes finishes fail in three years — we do not do that.
Surface Prep & Bond Coat
Acid wash where needed, hollow-spot repairs, and a proper bond coat to lock the new finish to the shell. Tile and coping (if you are replacing them) happen on this same visit.
Finish Application
Trowel application by certified crews. Pebble finishes get a controlled acid-wash exposure the morning after to bring the aggregate to the surface evenly — the step most pricing-by-the-square-foot crews skip.
Fill, Start-Up & 30-Day Follow-Up
Continuous fill (no stopping), start-up chemistry to manage the cure, and a 30-day follow-up so the finish cures without scale or staining. Pebble cures into its full color over the first 30–60 days — we walk you through what is normal.
POOL RESURFACING FAQs
Common Questions About Pool Resurfacing in San Clemente
Typical San Clemente resurfacing prices on a standard 14×28 pool:
- White plaster (full chip-out) — $6,500 to $11,000
- Quartz aggregate (Diamond Brite, Hydrazzo) — $9,000 to $15,000
- PebbleTec or PebbleSheen — $12,000 to $19,000
- PebbleFina / mini-pebble — $13,000 to $20,000
- Glass bead finish — $16,000 to $26,000+
Add $4,500–$9,000 for waterline tile and $4,000–$8,000 for coping. Bluff (Cyprus Shore, Cotton Point) and gated-community lots run at the upper end.
For most SC pools we recommend PebbleSheen, PebbleFina, or glass bead — not standard white plaster. Salt-air chemistry attacks plaster faster than inland conditions, and on Cyprus Shore, Cotton Point, and Sea Summit bluff lots the gap widens further. Pebble and glass bead hold the full design life where plaster shows etching inside 5 years.
In the major gated and master-planned communities — yes. Cyprus Shore, Cotton Point Estates, Marblehead, Sea Summit, Talega, Forster Ranch, and Sea Pointe Estates all require architectural committee submittal. We prepare it as part of our standard process.
A cosmetic chip-out and refinish in the same shape and size does not typically require a CDP. Structural reshaping, spa retrofits, replumbing, drainage changes, or work in Coastal Commission appellate jurisdiction zones can. We prepare CDPs in-house when actually needed.
On-site construction is 8 to 16 days. Drain and chip-out 1–2 days, prep and tile/coping work 3–6 days, finish application one long day, then fill and start chemistry. HOA review runs separately ahead of construction (2–5 weeks); CDP (when required) adds 4–10 weeks.
Yes — these are some of our most demanding San Clemente jobs and we have been working those bluffs for decades. Bluff-top pools need staged material handling on tight side-yards, dust control that protects neighbors and views, and a finish picked for the heaviest salt-air conditions on the coast.
Real-world finish life on a San Clemente pool: standard plaster 5–10 years (shorter than inland because of salt and UV), quartz aggregate 10–14, PebbleSheen / PebbleTec 15–20+, PebbleFina 15–20, glass bead 15–20+. Bluff and full-sun pools land at the low end; shaded inland Talega and Forster Ranch pools at the high end.
