PVE Art Jury for Visible Remodels

Any visible exterior remodel work in PVE — new tile, coping, decking, equipment relocation, raised spa addition, cabanas, pergolas — triggers Art Jury review. We prepare submittal packages with the elevations, materials samples, and view-corridor analysis needed to clear on the first round.

RHCA Submittals (Rolling Hills)

Rolling Hills Community Association reviews all exterior changes inside the gated city. Submittals are required in addition to LA County Building & Safety review. We prepare RHCA-ready packages and coordinate guard-gate access for crews and deliveries.

PVE Lunada Bay/Bluff Cove and RPV bluff-edge remodels need drainage that routes AWAY from the bluff face — never down it. Coastal Act and city guidance both require this. We re-engineer drainage as part of bluff-adjacent deck or hardscape work.
