The CDP reviews setbacks, view corridors, and any work that touches public access. Werth Builders prepares and files CDP applications as part of our standard process.

Most Long Beach custom pools take 10–16 weeks of on-site construction, plus four-to-eight weeks for design, engineering, and permitting before we break ground. Projects in the Coastal Zone typically add two-to-six weeks for CDP review. Naples Island and other tight-access lots can extend the construction phase another one-to-two weeks for staging.

Yes — and we have built several. Naples canal lots require special engineering for sea-level groundwater, marine-grade equipment specs, and creative access (often crane lifts over the home or barge deliveries on the canal side). Setbacks from the bulkhead and Coastal Commission view corridors govern shape and placement. We handle the permitting and have crews experienced with canal-side staging.

Long Beach soils are buildable everywhere we operate, but they vary widely. Bixby Knolls, Los Altos, and Park Estates sit on stable alluvial soils. Naples Island and parts of Belmont Shore have higher water tables and require dewatering during excavation. Areas near the historic Wilmington Oil Field can have legacy fill. We pull a geotechnical report on any project the city requires and engineer the shell accordingly.

Belmont Shore lots are famously narrow — many are 30 to 40 feet wide. We commonly build plunge pools (10×20 to 12×24 feet) with attached spas in those yards. With a smart layout the pool, spa, deck, and a small hardscape area all fit comfortably. We design to the lot, not from a template.
