NEWPORT BEACH POOL BUILDERS
Custom Pool Builders Serving Newport Beach Since 1994
Newport Beach is unlike any other Orange County city to build in. A Newport Coast estate sits on cut-and-fill hillside pads requiring caisson-supported shells. A Balboa Island lot is 35 by 85 feet with no rear access except via crane lift over the home. A Linda Isle bayfront pool sits between the house and a bulkhead governed by both the City and the Coastal Commission. We have built in every one of those situations.
Werth Builders has worked Newport Beach since 1994. We handle Coastal Development Permit applications, hillside structural engineering, marine-grade equipment specs for the most aggressive salt-air zone in Southern California, and the HOA design-review committees of Pelican Hill, Big Canyon, Crystal Cove, and Linda Isle. One contractor. One permit package. One timeline.

WHY HOMEOWNERS HIRE US IN NEWPORT BEACH
We Know Newport Beach Backyards
Building in Newport Beach means understanding the soils, permitting, and climate of this specific city. Here is how that experience shows up on every project.
Coastal Development Permit Expertise
Most of Newport Beach sits inside the California Coastal Zone. The City has held a certified Local Coastal Program since January 2017, so the City issues most CDPs in-house — but first-row shoreline lots and the Bay Shores community remain under Coastal Commission appellate jurisdiction. We prepare and file CDP packages with the right viewshed analyses, setback documentation, and tideland clearances to keep projects moving.
Hillside Engineering for Newport Coast & Pelican Hill
Newport Coast, Crystal Cove, Pelican Hill, and Big Canyon estates frequently sit on cut-and-fill pads with descending slopes and bedrock pockets. Pool shells often require caisson piers, deepened structural beams, and engineered slope-setback compliance per the City General Plan EIR. Vanishing-edge designs are common in these neighborhoods because the topography calls for them — and we engineer them to actually hold up.
Tight-Lot Construction in Balboa & CdM
Balboa Island lots are typically 35 by 85 feet. Balboa Peninsula and parts of Corona del Mar are not much larger. We have built plunge pools, attached spas, and integrated decks in those yards using crane lifts over the home, conveyor concrete pumps, and street-closure encroachment permits. Most contractors will not take this work on. We do it routinely.
Marine-Grade Equipment for the Worst Salt-Air Zone in SoCal
Bayfront, oceanfront, and bluff lots in Newport Beach see some of the most aggressive salt-air corrosion in Southern California. Generic 304 stainless rusts in 18-24 months on Balboa Island or Crystal Cove. We spec 316 marine-grade stainless throughout, bronze or coated brass fittings, sealed equipment pads, and corrosion-resistant pump and heater housings.

POOL BUILDER FAQs
Common Questions About Building Pools in Newport Beach
Most custom Newport Beach pools fall between $150,000 and $400,000+, depending on size, finish, water features, decking, and equipment. Newport Coast and Pelican Hill hillside estates with vanishing edges, caissons, and full-tile interiors commonly run $300,000-$600,000+. Bayfront pools on Linda Isle, Harbor Island, and Balboa Island run higher again because of bulkhead coordination and tideland jurisdictional review. We provide free in-home consultations with itemized line-item pricing.
Most single-family pool projects in Newport Beach are categorically excluded from CDP requirements thanks to the City's certified Local Coastal Program — but the exclusion does not apply to first-row shoreline lots or the Bay Shores community. Anything bayward of a bulkhead (seawall modifications, planters or steps over tidelands) triggers Coastal Commission, State Lands Commission, City, and sometimes Army Corps review. We handle the full CDP packet whenever the property requires one.
Yes. Newport Coast, Pelican Hill, Crystal Cove, and Big Canyon hillside pads frequently require caisson-piered pool shells, deepened structural beams, and engineered slope-setback analyses. Vanishing-edge and negative-edge designs are popular in these neighborhoods because the topography supports them. Geotechnical reports and structural engineering are part of our standard scope on hillside lots.
Most Newport Beach custom pools take 12-20 weeks on site, plus 4-8 weeks of design and permitting before we break ground. CDP review can add another 2-6 weeks. HOA design review in Pelican Hill, Crystal Cove, Big Canyon, or Linda Isle typically adds 2-6 weeks. Hillside projects with caissons and retaining structures run at the longer end of every range.
HOA design review is mandatory in Pelican Hill, Pelican Crest, Pelican Ridge, Pelican Point, Crystal Cove, Big Canyon, Linda Isle, Harbor Island, Lido Isle, and Bay Shores. Submittals cover hardscape, landscape, equipment screening, lighting, and finish colors. We prepare HOA packages as part of our standard scope and have built working relationships with most of the architectural committees in town.
Yes. We build plunge pools and attached spas on Balboa Island lots as compact as 35 by 85 feet, and across Balboa Peninsula and Newport Shores. Logistics typically require crane lifts over the home, neighbor encroachment agreements, and a City Encroachment Permit for street staging. Liquefaction risk and shallow groundwater on the Peninsula and Island require dewatering during excavation and engineered shells with hydrostatic relief valves.
Newport Beach soils vary widely. The San Joaquin Hills (Newport Coast, Pelican Hill, Crystal Cove, Big Canyon) sit on bedrock and marine terrace deposits — strong but slope-engineered. Balboa Island, Balboa Peninsula, Newport Shores, and bayfront West Newport sit on Holocene alluvium with shallow groundwater (often under 10 feet) and meaningful liquefaction risk. We pull geotechnical reports on every project and engineer the shell accordingly.
