That triggers Chapter 7A building requirements (ignition-resistant materials for any new pergolas, outdoor kitchen enclosures, cabanas) and defensible-space considerations for landscape design. Myford Expansive Soil & Valley Engineering

The Lake Forest valley sits on Holocene alluvium 13-36 feet deep with Myford sandy loam — a known expansive/shrink-swell soil common to Orange County. Pool shells need moisture-controlled compaction, thicker walls, deeper bond beams, and engineered decks to avoid cracking. We engineer to a real geotechnical report, not a generic spec.

Yes. Lake Forest has adopted the 2022 California Building Code (and CRC with Appendix AX — Swimming Pool Safety Act). Per California HSC §115922, all new pools/spas require at least 2 of 7 approved drowning-prevention safety features. Submittals go through the eLakeForest online portal.
