Sunset Beach was annexed by the City of Huntington Beach on August 22, 2011 and now sits under the Sunset Beach Specific Plan adopted in 2017. Permits go through HB Community Development. The community itself is tiny — six narrow strips ocean-to-inland, typical lots ~2,700 square feet, densities 22-45 units per acre. A full-size pool simply does not fit on most lots. A plunge pool, spillover spa, or rooftop spa does — beautifully.

Sunset Island & Bulkhead Considerations
Sunset Island lots inland of PCH front Huntington Harbour waterways with bulkheads and dock conditions. Any work near tidelands triggers multi-agency review (City, CCC, OC Harbor Patrol, sometimes Army Corps). Equipment must be sited away from the saltwater dock zone.
