Pool Builders Anaheim Hills, CA — Hillside & View Pool Construction
From Peralta Hills ridge-top estates to Sycamore Canyon, Hidden Canyon, and Summit Pointe view lots, we engineer pools for the Santiago Hills foothills — caisson-supported shells, AHPCA submittals, Chapter 7A WUI compliance, and the 1993 Anaheim Hills landslide history that shapes how we build here.

ANAHEIM HILLS POOL BUILDERS
Custom Pool Builders Serving Anaheim Hills Since 1994
Anaheim Hills is a master-planned hillside community launched by Texaco Industries in 1970. Most homes were built between 1971 and the early 2000s, with custom-estate enclaves like Peralta Hills extending well beyond. The Anaheim Hills Planned Community Association (AHPCA) covers 23 community associations across 39 sub-communities. Underneath sits the Puente Formation — Miocene sandstone and siltstone with weathered clay zones that drove the 1993 Avenida de Santiago landslide and still require engineering vigilance.
Werth Builders has been working Anaheim Hills since 1994. We engineer for the Puente Formation soils with Anaheim soil series weathered overlay, design caisson-supported shells on hillside view lots, prepare AHPCA and sub-HOA submittals, and build to Chapter 7A WUI standards on the Very High Fire Hazard Severity Zone parcels that cover much of eastern Anaheim Hills after Canyon Fire 2 in 2017 and the 2025 LRA FHSZ map update.

WHY HOMEOWNERS HIRE US IN ANAHEIM HILLS
We Know Anaheim Hills Backyards
Building in Anaheim Hills means understanding the soils, permitting, and climate of this specific city. Here is how that experience shows up on every project.
Hillside Engineering & Caisson Shells
Most Anaheim Hills lots sit on cut-and-fill hillside pads with descending slopes and Puente Formation bedrock pockets. Pool shells frequently require caissons or grade beams, soldier piles, deepened footings, and engineered drainage with subdrains. The City of Anaheim Grading Design Manual requires soils engineering reports stamped by a licensed engineer with Certified Engineering Geologist sign-off for hillside projects.
AHPCA & Sub-HOA Submittals
The Anaheim Hills Planned Community Association covers 23 community associations across 39 sub-communities (Sycamore Canyon Master, The Highlands, East Hills, Hidden Canyon, Summit Pointe, plus dozens more). Each has its own ARC requirements — equipment screening, materials, color, fence rules, lighting. ARC review typically adds 2-6 weeks before the City permit window even opens.
Chapter 7A WUI for Very High FHSZ Parcels
Significant portions of Anaheim Hills sit in Very High Fire Hazard Severity Zone — particularly the eastern and canyon-fringe areas heavily affected by Canyon Fire 2 in October 2017. The 2025 LRA FHSZ maps (effective July 2025) updated the boundaries. Properties in Very High FHSZ trigger CBC Chapter 7A construction for any new accessory structures (pergolas, cabanas, outdoor kitchen enclosures, pool houses) and 100-foot defensible-space compliance. We build to current code.
1993 Landslide Awareness & Santiago GHAD
The 1993 Anaheim Hills landslide on Avenida de Santiago destroyed 30+ homes and impacted 200+. The Santiago Geological Hazard Abatement District still operates dewatering wells in the area. Properties within or near the slide footprint or GHAD boundary need extra geotechnical scrutiny — we coordinate with the GHAD where applicable.

POOL BUILDER FAQs
Common Questions About Building Pools in Anaheim Hills
Most Anaheim Hills custom pool projects fall between $130,000 and $300,000 for entry-to-mid hillside builds. Peralta Hills, Hidden Canyon, Summit Pointe, and Highlands view-lot pools with vanishing edges, caissons, and full equipment vaults commonly run $250,000-$600,000+. Hillside engineering with caissons or retaining walls adds $30,000-$100,000 over flat-lot equivalents.
Yes — and we have, dozens of times. Hillside pool construction in Anaheim Hills typically requires caisson piers, deepened structural beams, slope-stability analysis, retaining systems, and engineered drainage. Vanishing-edge designs are popular here precisely because the topography supports them — and properly engineered, they hold up.
Almost always, yes. Most Anaheim Hills properties sit under AHPCA plus a sub-HOA. Each ARC has its own architectural rules. We prepare submittal packages matched to each association as part of our standard scope.
For the pool shell itself, very little — pools are not Chapter 7A regulated structures. For any accessory structures built as part of the project (pergolas, cabanas, outdoor kitchen enclosures, pool houses, fencing within 50 ft of the dwelling), Chapter 7A applies in Very High FHSZ areas: ignition-resistant materials, ember-resistant vents, Class A roofing, hardened detailing.
Most Anaheim Hills custom pools take 12-20 weeks on site, plus 4-8 weeks of design, hillside engineering, and permitting. AHPCA / sub-HOA review adds 2-6 weeks. Properties in Santiago GHAD area or near 1993 slide footprint may need additional geotechnical review.
Buildable everywhere we operate, with the right engineering. Puente Formation siltstone and weathered clay zones drove the 1993 landslide and continue to require careful geotechnical work. We pull a soils engineering report by a licensed engineer with Certified Engineering Geologist stamp on every hillside project per the City Grading Design Manual.
Yes — and Anaheim Hills is one of the best OC markets for them. Saddleback Mountain, Santa Ana Mountains, OC basin, and Catalina (clear-day, west-facing ridges) views all support beautifully designed vanishing-edge pools. We engineer the shell, the catch basin, the retaining systems, and the drainage to make them work.
